One of the most popular things we do for people interested in being more hands-off is to provide full service management. For full management, we take your property and market it. We do all the advertising and showings. When tenants are interested, we do a comprehensive background screening. Once we have an approved applicant, we do their lease agreement and a condition report for the house. We will take pictures and note the condition of everything in the house. The tenant will sign that so we know what the place looked like before move in. Then, we’ll manage everything day to day. We’ll collect rent and make sure the tenants pay on time. We will impose any consequences when they don’t. We’ll also make sure your rent is deposited directly into your account. Then, our job is to take care of maintenance and repairs. If there’s an emergency, our 24 hour maintenance team will respond. Any utilities that need to be switched on or paid for can be managed by us as well, whether you or the tenants are responsible for them. We can answer any questions or deal with any issues and conflicts so you have a rental investment without being involved in the day to day drama. The cost of our full service management depends on your rent amount, and we’re happy to talk about it with you.
Our next level of service is for people who are a little more hands-on or have maintenance experience and like to do repairs themselves. It’s what we call placement service. This takes the hardest part of renting a property off your shoulders – finding a tenant. We’ll do the whole first part I talked about earlier – the showings and marketing and the lease. We will do all of that for your tenant and turn the property over to you to manage on your own for the duration of the lease. You can deal with the tenants directly and take care of the maintenance. We will have placed a properly screened and high quality tenant in your home with a really strong lease that is legally up to date with all the codes in the state of Washington.
If you have a rental property and a tenant who isn’t paying rent and you don’t know the process for removing or evicting the tenant, we will get that tenant out of there. We can get a landlord tenant relationship going or if there’s already one in place with you, we’ll use our experience to get that tenant out by following the legal steps. In many states, tenants are more aware of the law than the independent landlord. We stay ahead of the laws and we make sure the tenants you don’t want in the home get out of the house as quickly as possible. We can do all these things for you and a lot of other things. For example, we manage vacant properties as well. We can do monthly checks on the house as often as you want. We can just check it out and make sure nothing’s leaking and the heat is set at a minimal level. You don’t have to worry about your property when no one is there.
